The Space

Ever wanted a desert ranch all to yourself? Mod West Ranch is perfect for friends, couples, or families who are seeking a peaceful getaway in one of the area’s most beautiful settings. The ranch includes two distinct spaces: The Cottage & The Studio This unique property is located at the end of a dead end road, so there’s absolutely no traffic and lots of privacy, and the 5-acre lot backs up to hundreds of acres of BLM land, where you can find hiking trails, wildlife, and stunning scenery.

-BEDS & BATHS-

The property has two bedrooms: two in the Cottage (King & Queen) and a small daybed in the lounge.

The Cottage was originally built in 1965, but reinspired and modernized in 2020 - though we made sure to keep plenty of vintage flair. Bedroom 1 has a queen-size bed and rustic wood paneling; Bedroom 2 has a king-size bed and eclectic cowhide nightstands.

The Cottage’s one bathroom features a shower/tub combo, gorgeous emerald tile, and luxurious towels, bath robes and bath products.

-KITCHEN & DINING-

Whether you whip up desert-inspired cuisine or plate up some delicious take-out, you’ll find everything you need in the kitchen in the Cottage. Appliances include a full-size fridge, freezer, gas stove, double oven & microwave The kitchen has all of the typical flatware, cookware, dishes, prep tools, and appliances that you’d expect to find as well as:

• Copper farm sink

• Kitchen Aid mixer

• Smeg toaster & tea kettle

• 2 Fondue Pots

• Copper Moscow Mule mugs

• An island with 4 barstools. Outside, you’ll also find a BBQ and gas pizza oven - perfect for dinner as the sun goes down.

-LIVING SPACE-

Mod West Ranch boasts no shortage of spaces to relax and enjoy the desert surrounds.

In the Cottage, you can snuggle up on the couch in front of the gas fireplace in the cozy living room. Or, just admire the funky vintage decor, including a rotary telephone and old-school TV. The Cottage’s wraparound porches contain hammocks, couches, and a vintage Malm Imperial Carousel fireplace.

The open-air Studio will inspire your creative side, with space to do sunrise yoga, play a game of ping pong or darts, or read against the warmth of the red Malm fireplace. Mod West Ranch has no TV by design. Good old fashion lawn games, board games, vintage vinyl, stargazing or getting cozy with a good book by one of the fires...that's what it is all about here.

• 4 hammocks Around the property you will find surprising spaces with a groovy 1960s ski lodge vibe, mid-century furnishings, a mustard Malm fireplace, a vintage bar, board games, and a record player.

-OUTDOOR SPACE-

You’ll certainly find yourself spending more time outside than inside during your stay at Mod West Ranch, thanks to the myriad of hangout spots scattered throughout the desert landscape. Cozy up to the fire pit, take a walk up to the vintage water tower, or enjoy a soak in the 7-person hot tub. There are darts, vintage board games and a ping pong table. You will also discover our "shooting gallery," though guns are not allowed and not included with the rental. This former tribal camp site is likely to have been occupied by the Chemehuevia , Serrano or Cahuilla Native Americans and is marked about 50 feet to the west of the well house. Explore the BLM land accessible on the west side of the ranch as it is absolutely stunning.

-ESSENTIALS-

A note on the local “wildlife” that we like to mention: Wrangler is a 60-pound black lab mix who is a very sweet, although scary looking, dog. He’s the Gamma Gulch mascot who belongs to Jeff, the neighbor to the south. Wrangler usually comes by in the morning and evening to say hi. We have treats in the pantry in a glass jar if you wish to reward him for keeping the coyotes away. Just be sure to make him sit and earn any treats. If you don't want him around, he knows the words "go home Wrangler" and he also knows he is not allowed in the cabins!

There’s plenty of on-site parking, and the indoor spaces include high speed WiFi, heating, and air conditioning.

Guest Access

You will have the entire house and property to yourself, we never rent the bunkhouse separate from the main house. You may forge your own trails up the hills or explore deeper into the endless and absolutely stunning BLM land accessible on the west side of the ranch. Please note that land and roads on the south (entry) and east are private and we have strict no trespassing rules here in Gamma Gulch.

Interaction

Our property manager, is local and has staff available at all times.

Other things to note

• EVENTS & COMMERCIAL PHOTOSHOOTS: Are not permitted without prior approval, applicable permit and additional fees. • DOGS: Dogs are not allowed at this property sadly.

• SOCIAL MEDIA: If you plan on sharing your experience on social media, please mention us!

• CELL SERVICE: Cell phone service availability and quality in the high desert varies by service provider. This is particularly true in the more remote areas of Joshua Tree, Pipes Canyon, and Pioneertown. Please be prepared by enabling wifi calling or downloading a VOIP program.

• ROAD CONDITIONS: Many roads are dirt, so please take it slow. A four wheel drive car is not required, but note that roads will often have ruts, particularly after a rain

*** Cleaning Protocols ***
As the only professional management company in the area, we have always maintained exceptional cleaning standards. Our cleaning fees are generally higher than the market average because we pay above the living wage standards, 100% of your cleaning fee is paid to the cleaners (i.e. no profit to us) and we insist on a professional level of cleaning between guests. This has always included disinfecting all “wet” surfaces (sinks, showers, toilets), replacing all linens and towels, and cleaning all dishes. We love the High Desert for a lot of reasons - including the open spaces, lack of crowds, and dry weather that we believe make it a safe place to visit.
